Which survey do I need?

The right survey depends on the property's age, construction and condition. A RICS Level 2 Home Survey is generally suitable for conventional properties in reasonable condition, while a RICS Level 3 Building Survey is recommended for older, larger, altered or non-standard homes.

How long does a building survey take?

Most residential surveys take between two and four hours depending on the size, age and complexity of the property.

When should I book my survey?

Book your survey once your offer has been accepted and before exchange of contracts, allowing time to understand any defects before committing to the purchase.

What happens if serious defects are found?

Your report explains the defects, likely implications and recommended next steps. This information can help you negotiate with the seller, obtain specialist advice or reconsider the purchase if necessary.

Do I need an independent valuation?

A mortgage valuation is carried out for the lender. An independent RICS valuation provides professional advice on the property's market value for your own decision-making.
