RICS surveyors covering Birmingham, Coventry, Solihull and the wider West Midlands

Carpenter Surveyors provide independent RICS Home Surveys, Building Surveys and property valuations across the West Midlands. Our local knowledge helps homebuyers understand the condition, construction and potential risks of the property before they commit.

Why local knowledge matters

West Midlands property is never one-size-fits-all.

The West Midlands contains one of Britain’s most varied housing markets. From Victorian and Edwardian homes to post-war developments, modern apartments and listed buildings, every property presents different construction methods, maintenance issues and potential defects.

Our experienced Chartered Surveyors understand the local housing stock, allowing us to provide practical, evidence-based advice tailored to the property you are buying.

What We Inspect

What our surveyors look for during a property inspection

A good survey does more than list defects. Our Chartered Surveyors assess how the building has been constructed, how it has changed over time and what visible issues could mean for you as a buyer.

01

Damp & Moisture

Identifying whether moisture is likely to relate to condensation, penetrating damp, plumbing issues, ventilation problems or defects within the building fabric.

02

Roof Condition

Assessing roof coverings, flashings, chimneys, gutters, rainwater goods and signs of water ingress or deterioration.

03

Structural Movement

Reviewing cracking, distortion, settlement and movement indicators to advise whether further investigation may be required.

04

Timber Defects

Looking for signs of timber decay, poor ventilation, fungal attack and wood-boring insects affecting floors, roofs and structural elements.

05

Alterations & Extensions

Reviewing extensions, conversions and alterations to identify workmanship issues, movement, poor detailing or areas where documentation may be needed.

06

Drainage & External Areas

Inspecting drainage, ground levels, retaining walls, boundaries and external elements that could affect the property over time.

“Finding defects is only part of the job. Explaining what they mean for you is where experience matters.”

West Midlands Property Guide

Understanding the homes we survey across the West Midlands

The West Midlands has a wide mix of property types, from Victorian terraces and 1930s family homes to modern apartments, listed buildings and extended properties. Understanding the age, construction and setting of a home is central to choosing the right survey.

01

Victorian & Edwardian Homes

Common across Birmingham, Wolverhampton, Coventry and many surrounding towns, these properties often require careful assessment of damp, roof condition, timber elements, movement and historic alterations.

02

1930s & Post-War Housing

Many West Midlands homes were built during periods of major expansion. Our surveyors consider construction type, extensions, wall ties, roof structure, drainage and signs of past movement.

03

Modern Homes & Apartments

Newer properties can still present issues, from poor workmanship and ventilation problems to cladding, service charges, leasehold matters and defects in communal areas.

04

Listed & Character Properties

Older and protected buildings need a more considered approach. We look closely at traditional materials, historic repairs, damp behaviour, alterations and future maintenance needs.

05

Extensions & Altered Homes

Many homes have been extended, converted or remodelled. Our surveys help identify workmanship concerns, structural changes and areas where further documentation may be required.

06

Ground Conditions & Local Risk

Local ground conditions, historic land use, drainage, trees and nearby development can all affect a property. A survey helps you understand risks before you proceed.

Practical, evidence-based advice

Every home has a story. Our role is to help you understand it.

Carpenter Surveyors provide clear reporting that explains what has been found, why it matters and what you may need to do next. This gives you a stronger position before exchange and helps you make informed decisions with confidence.

West Midlands Property Insights

Different homes need different surveying expertise

The age, construction and location of a property all influence the defects a surveyor looks for. Our local experience helps us assess the risks commonly found in West Midlands homes, from Victorian terraces to modern apartments and listed buildings.

Traditional Housing

Victorian Terraces

Found across Birmingham, Coventry, Wolverhampton and the Black Country, Victorian terraces can be highly desirable but often require careful inspection due to their age, alterations and traditional construction.

  • 01 Solid wall construction
  • 02 Damp and moisture movement
  • 03 Roof spread and chimney condition
  • 04 Timber floors and ventilation
  • 05 Historic alterations
Family Homes

1930s Family Homes

A large proportion of West Midlands housing was built during the 1930s. These homes often provide excellent accommodation, but the survey should consider how the property has performed over nearly a century.

  • 01 Cavity wall condition
  • 02 Original roof structure
  • 03 Subfloor ventilation and drainage
  • 04 Alterations and extensions
  • 05 Structural movement and cracking
Modern Living

Modern Apartments

Newer developments can appear low risk, but surveys still identify issues that may affect future ownership, maintenance, comfort and ongoing costs.

  • 01 External envelope and detailing
  • 02 Ventilation and condensation risk
  • 03 Water ingress concerns
  • 04 Communal areas and shared fabric
  • 05 Leasehold considerations
Historic Property

Character & Listed Buildings

Historic and listed properties deserve a sympathetic approach. Our surveyors understand traditional materials and how older buildings behave over time.

  • 01 Traditional building materials
  • 02 Historic movement and settlement
  • 03 Breathability and lime mortars
  • 04 Structural timber elements
  • 05 Long-term maintenance planning
Buy with Confidence

Why a professional property survey matters

Buying a property is one of the biggest financial commitments most people will ever make. A mortgage valuation is designed to protect your lender, not you. A professional RICS survey helps you understand the condition of the property before you exchange contracts.

01

Understand the Property

Gain an independent assessment of the property’s condition before you become legally committed to the purchase.

02

Avoid Unexpected Costs

Identify significant defects that could require costly repairs after completion, helping you make an informed decision.

03

Negotiate with Confidence

Where significant issues are identified, your survey may provide evidence to support discussions with the seller before exchange.

04

Plan Future Maintenance

Understand which repairs need immediate attention and which can be planned over the coming years.

Frequently Asked Questions

Buying a property in the West Midlands

Clear, professional answers to the questions our Chartered Surveyors are often asked by homebuyers across Birmingham, Coventry, Solihull and the wider West Midlands.

It depends on the property’s age, construction and condition. An RICS Level 2 Home Survey is usually suitable for modern, conventional homes in reasonable condition. An RICS Level 3 Building Survey is recommended for older, larger, extended, altered or unusual properties.

The inspection time depends on the size, age and complexity of the property. Many inspections take between two and four hours, but larger or more complex homes can take longer.

You should arrange your survey once your offer has been accepted and before you exchange contracts. This gives you time to understand any defects, ask questions and make informed decisions.

If significant issues are identified, your report can help you understand the likely implications. You may decide to obtain further specialist advice, renegotiate, request repairs or reconsider the purchase.

A mortgage valuation is usually for the lender’s benefit and is not a detailed assessment of the property’s condition. An independent RICS valuation can provide professional market value advice based on local evidence.
