What Is the First Homes Scheme?

Launched in 2021, the First Homes scheme offers newly built homes at a 30% to 50% discount for first-time buyers, key workers, and local residents in England. This discount isn’t just a one-off—it stays with the property, ensuring future buyers in the community also benefit.

Who’s Eligible?

To qualify, buyers must:

✅ Be a first-time buyer (never owned or inherited a home)
✅ Have a household income under £80,000 (£90,000 in London)
✅ Be local to the area (live or work there, or have a family connection)
✅ Be able to get a mortgage for at least 50% of the home’s value
✅ Purchase a property under £250,000 (£420,000 in London)

Key workers are prioritised. This includes NHS staff, teachers, emergency service workers, supermarket staff, delivery drivers, and members of the Armed Forces.

Why It Matters

A major barrier to homeownership is affordability—particularly deposits and mortgage repayments. With the First Homes scheme:

  • A £200,000 home could cost you just £140,000 with a 30% discount

  • A 5% deposit on the discounted price would be £7,000 instead of £10,000

  • Mortgage repayments are lower, making monthly budgeting easier

What’s the Catch?

It’s important to be aware of a few limitations:

  • When selling, you must pass on the same discount to another eligible first-time buyer

  • The scheme is currently location-dependent, and not yet widely available

  • There’s no central portal, so buyers need to research local developments themselves
