June has brought a slight but notable shift in the property market, with the average asking price of a UK home dipping by 0.3% to £378,240. While small, this fall is unexpected for this time of year, when prices have historically tended to rise.

So, what’s behind this change — and what does it mean for buyers and sellers across the Midlands?

More Homes, More Choice – and More Competition

This seasonal dip is largely driven by the sheer volume of homes currently on the market — the highest in over a decade. With greater choice available, sellers are having to set more competitive asking prices to attract serious buyers.

At the higher end of the market, particularly in London and the South, changes to stamp duty introduced in April are now beginning to affect demand. These adjustments are having the greatest impact on pricier properties, nudging many sellers to reduce prices in order to remain competitive.

Regional Trends: North Holds Steady, South Slips

While southern areas are seeing the sharpest price reductions, more affordable regions such as the North West, Wales, and Yorkshire & the Humber have recorded modest price growth. These areas remain less affected by stamp duty changes and continue to benefit from strong buyer interest and comparatively limited housing stock.

This divergence reflects the broader trend: affordability and supply are dictating movement in the market.

The Midlands Market: What We’re Seeing

Buyers have more leverage than they’ve had in years, and properties that are priced realistically and presented well are still achieving strong interest. Homes that receive an enquiry on day one of listing are 22% more likely to secure a sale than those left to linger on the market.

There’s clear evidence that sellers who listen to the market and act strategically are being rewarded with quicker sales — even in a cooler climate.

A Healthy Market Beneath the Headlines

Despite the headline dip, June actually recorded the highest number of agreed sales in a single month since March 2022. It’s a strong sign that buyers are still active and that well-priced properties are moving. It’s not doom and gloom — it’s simply a more balanced, buyer-savvy market.
